IONOSPHEREDEVELOPMENT GROUP

The Ionosphere resort concept

Gay-owned. Founder-led. Independently operated.

A Phoenix retreat.
A place to belong.

We are developing a boutique resort for men that brings together a private clothing-optional courtyard, wellness, personal hospitality, and an active social atmosphere.

Current stage: site evaluation, feasibility, and advisory planning.

Proposed scale
30–40 rooms

Room count to be tested through site planning and feasibility.

Target average daily room rate
$250–300

An initial planning assumption for the average paid nightly rate.

Guest community
Men, age 21+

Centered on gay men; welcoming gay, bisexual, queer, straight, and trans men.

The guest experience

Relaxation, wellness
& connection.

Our founders plan to own and run the resort independently. The aim is a welcoming, body-positive environment where comfort, consent, privacy, and attentive service guide everyday operations.

Pool & courtyard

A landscaped desert oasis with a pool planned to be heated in winter and chilled in summer, a hot tub, shaded seating, and private, screened clothing-optional outdoor areas.

Café & bar

A small café for breakfast and casual food, plus a bar that supports a relaxed social atmosphere. The service model is being evaluated alongside the operating plan.

Wellness & fitness

Massage therapy, facials, a gym, and spaces for relaxation are part of the proposed experience. We are evaluating the right mix of services for a boutique property.

Spaces to connect

Indoor and outdoor social spaces, with lockers and showers to support day visitors as well as overnight guests.

Property-selection priorities

Phoenix-area access.
Room for a retreat.

We are planning a boutique resort in the Phoenix metropolitan area. No site has been selected. Future properties will be evaluated for guest access, privacy, operating permissions, utilities, room and amenity capacity, and acquisition economics.

Our selection criteria include a private resort setting and convenient access to the area’s LGBTQ community, nightlife and visitor attractions.

Location criteria

Convenient local access

Compare future properties for access to Melrose and other guest destinations. Distances and travel times will depend on the property selected.

Guest access

Connections to local attractions

Future properties will be evaluated for convenient guest access and possible bike or other local transportation options. Routes, travel times and rental arrangements are not yet established.

Why Phoenix

A large visitor market.
A focused concept.

We see an opportunity to test a distinctive men’s resort concept within Phoenix’s broader tourism economy, alongside demand from local day visitors and staycation guests.

These published regional totals put Phoenix’s visitor volume at approximately 3.2 times Greater Palm Springs’ in 2025. They describe overall visitation, including day and overnight travel; they do not establish LGBTQ resort demand or hotel occupancy.

The proposed business model

More reasons
to stay & return.

We are evaluating several complementary revenue sources around a 30–40-room resort, with founder-led operations and a manageable service model.

Overnight stays

Guest rooms are the foundation of the proposed business, serving visitors and local staycation guests.

Controlled day passes

Capacity-managed access for local men and visitors, adding activity and a changing social mix while protecting the experience of overnight guests.

Food & beverage

Breakfast, casual café service, and bar sales, with the scale and operating requirements tested through feasibility.

Wellness services

Massage, facials, and related services that complement the resort stay and provide additional reasons to visit.

Events & partnerships

Selected private events and travel or community partnerships are being explored as additional sources of business.

Hotels that inspire us

Learning from
established destinations.

These properties help us think about hospitality, social spaces, wellness, and the relationship between a resort and its local LGBTQ community. They are inspirations, not affiliated partners.

Our current priorities

Building an
investor-ready case.

Our primary advisory need is to turn the concept into clear, supportable materials for prospective investors and lenders.

Meet the founding team

We are speaking with multiple advisors and comparing scopes, pricing, services, and timelines to commission focused work in sensible stages.

Market demand, comparable properties, site feasibility, and operating assumptions need to support the business case. Conceptual architectural renderings are being prepared separately alongside this work.

Materials we are seeking help to develop

Investor pitch deck

A clear presentation of the concept, market case, team, development plan, and funding needs.

Executive summary

A concise introduction that prospective investors, lenders, and collaborators can review quickly.

Development budget

A realistic estimate of acquisition, design, construction, preopening, and other project costs.

Sources-and-uses statement

Where project funding would come from and how that money would be spent.

Financial projections

Operating scenarios that test room rates, occupancy, ancillary revenue, staffing, and expenses.

Capital requirements & return scenarios

The funding required to execute the project and illustrative potential investor returns based on tested assumptions.
